I've already finished the 14th weeok of the pre-season, just feeling great. All seems really fun to me. Thanks for that.

When I swim (this is my weakness) there´s an interesting thing that happens. If I push harder (close to 84% or even more) not always is possible to me to increase the speed, actually sometimes thins HR increase means a lower speed to me. I am sure that this can happen due to my technique, so, wich is the better way to measure intensity in the pool? is the HR or the speed?

The second question is about running sesions. I used to run 70.3 and half marathons and for that I used to train a bigger volume compared with wich is on free program. Do you think that following the program it is possible to run the IM marathon under 3:30?

As for the swim, your higher HR is almost definitely due to your technique -- I would actually disregard HR for now, and just maintain two different efforts, "easy" and "hard". Do the easy stuff easy, and the hard stuff hard, and make sure to work on improving technique -- that will be key for your improvement, IMO.

For your run sessions, you can feel free to add 10-20% to the main set or key focus of the session, particularly as you get more comfortable with how your body is handling the overall training volume. There have been plenty of people who have reported IM marathon times under 3:30, so stay consistent and healthy, and I like your chances!
